ADU stands for Accessory Dwelling Unit – or an ADUela as we call it. Used personally or rented out, ADUs are built as a secondary house or apartment that shares the same property as a larger, primary home. They’re also known as in-law suites, granny flats, casitas, guest houses, backyard cottages, Airbnbs etc.
Cities, counties, and municipalities now see how ADUs can help resolve issues around housing shortages and affordable housing. So, they’ve revised their development ordinances to allow ADUs on most lots as a less expensive way to add housing for both rental or overflow space.
ADUs provide overflow and additional living space (ADUela Living) away from the main house and offer an income opportunity (ADUela Income).

General ADU & Garage Conversions
An ADU (ADUela) can be a new DETACHED building in your back or side yard (General ADU), a conversion of an existing DETACHED garage (Garage Conversion), or a conversion of an existing ATTACHED garage, attic, or basement space.
Likely - and our team will guide you through this. Generally, if you have a residential property in Mecklenburg County and have the required space, you can build one ADU on your lot behind the main house. Building an ADU on your lot also depends on the restrictions in place for your specific neighborhood. Certain setback and design guidelines apply.
In most cases, yes, unless there are HOA restrictions or lot-specific restrictions that do not allow for it.

Yes - ADUs are intended to connect to the sewer and water service of the primary residence. In most cases, we’ll tie into the sewer line outside of the main residence and water lines through the foundation of the house. We will attempt to tie into the current electrical service; however, we’ll add a separate electric panel for the house if needed.
